TPT Longfellow Marmion

STARHILL: PHASE 1Starhill Phase I is a 326-unit, 253,000-square-foot supportive and affordable housing development completed in April 2025 in the Morris Heights neighborhood of the Bronx. Developed by Bronx Pro Group in partnership with Services for the UnderServed (S:US), the project delivers 200 supportive units for individuals and families with on-site social services funded through New York State’s ESSHI program. Constructed using block-and-plank structure with a durable façade of brick, EIFS, stone, and metal panel, the building features high-efficiency gas boilers, unitized apartment ventilation, central ERV systems for common areas, and a VRF system for shared spaces. Apartments are equipped with baseboard heating and window AC units, with tenants responsible for electricity and electric cooking. A rooftop solar array offsets the owner’s electric meter, and a rear-yard detention system supports sustainable stormwater management. Starhill Phase I is certified under Enterprise Green Communities and was financed through a combination of HFA bonds, 4% LIHTC, SHOP, SHLP and Reso A funding.

MELROSE NORTHMelrose North is a 12-story, 171-unit supportive and affordable housing development located in the Melrose neighborhood of the Bronx, completed in 2024 by Bronx Pro Group and Services for the UnderServed (S:US) and built by Home Builders. The project was developed on a formerly underutilized NYCHA-owned site that previously housed a trash compactor facility serving the adjacent Morrisania Houses. It now serves households earning 50% to 80% AMI, including 103 supportive units funded through NYC 15/15 and NYS ESSHI, with dedicated set-asides for chronically mentally ill individuals and survivors of domestic violence, and eight units under a project-based HAP contract. The building includes 5,000 square feet of community facility space, now home to DreamYard’s BX Start program—a youth-centered digital arts education hub—along with S:US social services offices and a new NYCHA-operated trash compactor facility. Designed to Passive House standards, the building features block-and-plank construction, Intus triple-pane windows, energy recovery ventilators (ERVs) in units and common areas, and other high efficiency mechanical systems. Resident amenities include a community garden, outdoor gym, computer lab, bike storage, and laundry. Home Builders also delivered a new ADA-accessible ramp to the adjacent Metro-North Melrose station and led the design-build of DreamYard’s digital center fit-out, transforming the space into a dynamic, tech-enabled learning environment. Financing was provided through HPD’s Supportive Housing Loan Program, HDC bonds, 4% tax credit equity, a Federal Home Loan Bank grant, and sponsor equity.

2017 GRAND CONCOURSE2017 Grand Concourse is a completed 9-story, 34-unit all-electric residential building in the Mount Hope neighborhood of the Bronx, developed by Bronx Pro Group with Home Builders as general contractor. The project serves low-income households earning between 30% and 75% of the AMI, with a mix of studios, one-bedrooms, and two-bedrooms. As a fully electric building, it eliminates on-site fossil fuel use, lowering emissions and improving indoor air quality. The development features triple-pane windows, a brick and EIFS façade, electric PTAC systems in apartments, and ERV and VRF systems serving common areas. Amenities include a gym, laundry room, and bike storage. Acquired through the Third-Party Transfer Program, the project was financed with HPD capital subsidy, a JP Morgan Chase construction and permanent loan, developer equity, and eight units supported by project-based vouchers (PBVs) for formerly homeless seniors.

107-111 East 123rd StreetThis 15-story, 82-unit residential building will provide permanent affordable and supportive housing for individuals who are formerly incarcerated or justice-involved. Designed to meet Passive House standards, the all-electric building features a substantial solar array, ensuring energy efficiency and sustainability. Developed by the Fortune Society, the project is financed through a combination of New York State Homes and Community Renewal (HCR) 9% Low-Income Housing Tax Credits, New York City Department of Housing Preservation and Development (HPD), and the Homeless Housing Assistance Program (HHAP).

4697 THIRD AVENUE | BRONX, NYWhat was formerly a vacant parcel at 4697 Third Avenue in the Bronx, will be transformed into a thriving affordable, sustainable mixed-use, mixed-income housing community. It is designed and constructed to a rigorous Passive House standard that will significantly reduce the development’s environmental impact. The ground-floor commercial space enlivens the retail corridor and the space will be leased to a tenant who can contribute to the health and vitality of the neighborhood. The total development cost is at $34 million. The rents and Incomes are expected to be restricted to a maximum of 30% to 80% of the area median income. The building will also include a deeply affordable, formerly homeless tier. Building amenities will include a large terrace with a playground and gardening, an indoor gym, bike room and on-site laundry.

2126 MAPES AVENUE | BRONX, NYThe 7,131 square foot, R7-1 zoned site is located at the corner of East 181st and Mapes Avenue (3111-35) in the Belmont section of the Bronx, NY. The project was financed by the HPD New Construction Program (NCP), a Private- Bank Loan, and Low-Income Housing Tax Credit Equity generated from the sale of 9% tax credits. The total development cost is $19.6 million. The 6-story building contains 30 apartments including 2 Studio’s, 6 one-bedrooms, 16 two-bedrooms, and 6 three-bedrooms. The rents and incomes are restricted to a diverse income band between 30% and 80% of AMI. The building includes a deeply affordable, formerly homeless tier. The project is designed to a rigorous Passive House standard that will significantly reduce the development’s environmental impact. The building activates healthy living conditions through active design, quality indoor air systems and building uses that feature fitness and exercise elements that meet Enterprise Green Community standards. Building amenities include a gym, bike room, on-site laundry, and a beautifully landscaped backyard.
1080 WASHINGTON AVENUE | BRONX, NYAquired in December 2017, Bronx Pro has engaged in a $79.6 Million development project to transform the formerly vacant United Methodist Trinity into a 12 story, supportive housing site for Seniors in the Bronx. Located in Morrisania, 1074-1080 Washington Avenue includes 154 units of housing reserved for low income seniors over 62, with 30% of units dedicated to homeless residents, and supportive services located on site. Development concluded in May 2022, and the site is currently in full operation.

MLG 904 HARLEM CLUSTER | NEW YORK, NYBronx Pro Group (BPG) and Precise Management formed a joint venture to substantially renovate 6 buildings located in Harlem that contain 125 units. An affiliate of BPG will be the managing member of the joint venture through the 15-year tax credit compliance period. Three of the buildings were owned by The New York City Housing Preservation and Development (“HPD”) and two of the buildings were owned by the non-profit Neighborhood Restore. During construction the tenants were relocated within the portfolio. Since construction completion, tenants have now returned to either their existing units or new units.

BPG PROPERTIES | BRONX, NYIn 2020, Bronx Pro completed a 301-unit, Year 15 renovation for the company’s first two tax credit projects, University Avenue LP (UALP) and 168th Street Development LP (168th), developed through HPD’s Neighborhood Entrepreneurship Program. Though both clusters were gut renovated in the early 2000s, Bronx Pro took the reposition as an opportunity to add sustainability and resiliency to the cluster for the long term. The proposed renovation met the pressing capital needs of the portfolio as well as improved the building envelope with new roofs, UPVC windows installed with air/vapor barriers and 1” of rigid foam over existing walls. LED lighting and Energy Star rated appliances were installed in apartments and the toilets were replaced with HET or better models. New condensing boiler plants and air to water heat pumps with HEATSWITCH controls were added to larger properties. At 1109 Clay Avenue and 30 Buchanan retrofit heating terminal units with high output hydronic baseboard and room by room thermostatic controls were installed. Solar PV was also added to 30 Buchanan. The total development cost for the project is $38.60 million.

1017 HOME STREET | BRONX, NYThe completed project is located at 1017 Home Street in the Foxhurst section of the Bronx, NY. The property consists of a 9,421 square foot development site formerly occupied by a dilapidated, two-story church. The new development has transformed 1017 Home Street into an 8 story, newly constructed senior housing project. The project was financed through the New York City Senior Affordable Rental Apartments (SARA) Program, 9% Low Income Housing Tax Credit (LIHTC) equity and a bank loan. The project includes 64 units of housing along with 3,000 square feet of first floor community facility space. The project design meets LEED Gold standard and includes many energy efficient features. The residential amenities include a lounge, gym, bike room, roof terrace, tenant storage and on-site laundry The unit mix includes a two-bedroom superintendents unit, forty-five (45) studios and eighteen (18) one-bedrooms for Seniors aged 62 and over with incomes up to 60% of the area median income. Thirty percent of the units are reserved for homeless seniors referred by a City or State agency.

3365 THIRD AVENUE | BRONX, NYThe project is located at 3363-3365 Third Avenue in the Morrisania section of the Bronx, NY. The development consists of thirty (30) units including, twenty-four (24) LIHTC units, five (5) Moderate Income units and one (1) unit set aside for an on-sight superintendent. The building includes 9,586 of community facility space for Little Scholars Early Development Center. The project was financed through the New York City Neighborhood Construction Program, 9% Low Income Housing Tax Credit (LIHTC) equity and a bank loan. The project was designed and constructed to the Passive House Standard.

G&M PROPERTIES PHASE 2 | BRONX, NYThis project entails the substantial rehabilitation of 181 units in 5 buildings throughout the Bronx. The project is being completed in partnership with the original owner Anthony Gazivoda. The project was financed with 9% Low Income Housing Tax Credits issued by HPD as well as HPD financing through the PLP program, a construction and a permanent loan from JP Morgan Chase. Enterprise Community Investments is the tax credit syndicator. Total Development Cost: $42 MM.

G&M PROPERTIES PHASE 1 | BRONX, NYIn July 2013, Bronx Pro entered into a contract to preserve 9 multifamily properties (423 units) in partnership with the original owner Anthony Gazivoda. The project started phase1 with the construction of 269 units in December 2013. HPD provided financing through its PLP program with JP Morgan Chase acting as the private lender plus developer equity. Total Development Cost: $44.5 MM.

1479 MACOMBS ROAD | BRONX, NYIn December 2012, the company acquired a privately owned 6-story elevator building with 72 occupied apartments located at 1479 Macombs Road at Cromwell Avenue in the Tremont neighborhood of the Bronx. The property was severely distressed requiring extensive beam and joist replacement in addition to the comprehensive renovation program anticipated. The team also restored the property’s decorative brick façade to its original 1929 appearance. HPD provided financing through its PLP program with JP Morgan Chase acting as the private lender plus developer equity. The project was completed in May 2015. Total Development Cost: $14MM.
DAVIDSON AVENUE CLUSTER | BRONX, NYIn mid-2011, Bronx Pro began managing 6 distressed properties totaling 185 units along Davidson and Monroe Avenues in the West Bronx. HPD provided financing through its PLP program with JP Morgan Chase acting as the private lender plus developer equity. The project completed construction in March 2012. Total Development Cost: $25.1 million.

UNIVERSITY AVENUE CONSOLIDATED PHASE 3 | BRONX, NYIn July 2008, Bronx Pro was awarded four additional multifamily buildings (173 residential units) to rehabilitate from the New York City Housing Authority’s portfolio. The project includes a solar thermal installation that New York Solar Energy Industries Association named the best project of the year in 2011. The project started construction in December of 2009 and construction completion took place December 2010. Total Development Cost: $32 million.

STARHILL: PHASE 2The Starhill redevelopment is a $357 million, two-phase supportive and affordable housing project in Morris Heights, Bronx, developed by Bronx Pro Group and Services for the UnderServed (S:US) and constructed by Home Builders. Located on a 2-acre site at 1600 Macombs Road—formerly a residential treatment center—the campus includes 570 new units across two mixed-use buildings connected by a shared amenities bridge. Phase I, a 253,000-square-foot building with 326 units (including 200 supportive units), completed construction in April 2025 and was financed through SHOP, SHLP, HFA bonds, 4% LIHTC, and Reso A. Phase II, now under construction, will deliver 244 additional units—74 supportive and 169 affordable—along with 8,000 square feet of community facility space that will include a Federally Qualified Health Center (FQHC), financed through HPD and HDC’s ELLA program, 4% LIHTC, and Reso A. Both buildings are designed to meet Enterprise Green Communities standards, with sustainable features including block-and-plank construction, façades of brick, EIFS, stone, and metal panel, unitized apartment ventilation, central ERVs, high-efficiency gas boilers, and VRF systems for shared spaces. Apartments are cooled by window AC units and heated with baseboard heaters, and tenants pay for electricity and electric stove use. Rooftop PV solar panels, mounted on pipe railing systems, offset owner-metered electric usage, and the two buildings are linked via an underground transformer running from Grand Avenue. When complete, the Starhill campus will provide 11,500 square feet of public open space and a service-rich, sustainable community for low-income and formerly homeless New Yorkers.

MONTMAC | BRONX, NY

MORRIS UNIVERSITY APARTMENTSMorris University Apartments is the comprehensive rehabilitation of two occupied, distressed buildings at 1966 University Avenue and 2386 Morris Avenue in the West Bronx, redeveloped through HPD’s Third Party Transfer (TPT) Program. Home Builders serves as the general contractor, leading a full gut renovation of 39 residential units and five commercial spaces delivering long-term, high-quality affordable housing. All apartments are receiving new kitchens, bathrooms, plumbing, energy-efficient windows, and modern heating systems. Building-wide upgrades include façade restoration, new roofs, intercom and key card access systems, security cameras, and laundry amenities. The $35 million redevelopment is financed through 9% Low-Income Housing Tax Credits, HPD subsidy, and private debt, and will serve households earning between 40% and 60% of AMI, with four units set aside for families exiting the shelter system.

TPT Longfellow MarmionThe TPT Longfellow Marmion project is a comprehensive gut renovation of two formerly distressed buildings at 1900 Longfellow Avenue and 1968 Marmion Avenue in the Bronx, undertaken by Bronx Pro Group and JGV Management through HPD’s Third-Party Transfer (TPT) Program. The redevelopment will deliver 50 fully renovated affordable housing units and more than 2,700 square feet of upgraded commercial space. All existing tenants were temporarily relocated and will have the opportunity to return to modern, energy-efficient apartments featuring new finishes, green building components, and enhanced mechanical systems, including solar PV arrays and high-efficiency boilers. The $22.5 million construction is financed through 9% Low-Income Housing Tax Credits (LIHTC), HPD subsidy, and project-based vouchers for formerly homeless households. Construction is scheduled for completion in late 2026, with permanent conversion anticipated by fall 2027.
